Fast-cure coatings that love the sun
Polyaspartic coatings cure in hours, stay clear under Arizona UV and resist abrasion better than most epoxies. They are the reason most of our garages are finished in a single day.

What polyaspartic coatings are
Polyaspartic is a type of aliphatic polyurea, a coating chemistry first developed for protecting steel bridges and industrial structures. It cures much faster than epoxy, stays clear and color-stable in sunlight, and forms a hard, abrasion-resistant film. Over the last two decades it has become the go-to topcoat for garage and patio floors in sunny climates, and for good reason.
In Gold Canyon, where garages sit open to intense afternoon sun and patios bake for hours, UV stability matters. Standard epoxy can turn yellow or amber when exposed to sunlight. Polyaspartic does not. It keeps flake colors crisp, metallic tones true and clear coats clear for years.
Why we use polyaspartic on so many floors
- Speed: coats can be applied hours apart, so most garages are done in one day.
- UV stability: it will not amber or chalk in direct sun.
- Abrasion resistance: it stands up to desert grit, cart tires and foot traffic.
- Chemical resistance: it shrugs off oil, gasoline, brake fluid, fertilizer and most household chemicals.
- Temperature range: it can be applied in a wider range of temperatures than epoxy, which helps in early mornings and cool winter days.
- Low odor options: many formulations are low in odor, which is helpful in attached garages.
Those benefits make polyaspartic the default topcoat for our garage, flake and patio systems. It also works as a clear sealer for decorative concrete and as a protective layer over metallic floors in sunlit rooms.
Polyaspartic systems we install
One-day flake garage
A polyurea or polyaspartic base coat, a full broadcast of vinyl flake and a clear polyaspartic topcoat. This is our most popular garage system.
Solid color polyaspartic
A pigmented polyaspartic floor for workshops, utility rooms and commercial back-of-house spaces that want a clean, uniform look with fast turnaround.
Clear polyaspartic over concrete
For stained, ground or decorative concrete, a clear polyaspartic seals and protects the surface while keeping its natural character.
Patio and pool deck topcoat
Over a flake or decorative base, a polyaspartic topcoat with anti-slip aggregate gives patios a durable, UV-stable finish that is safer for bare feet.

Installing polyaspartic in Arizona heat
The speed that makes polyaspartic so useful also makes it demanding. In hot weather the working time can drop to minutes, so it must be mixed in small batches and applied quickly by an experienced crew. Applied poorly, it can leave roller marks, bubbles or uneven gloss. That is why we schedule summer installs for early mornings, monitor slab temperature throughout the day and adjust the formulation to the conditions.
Preparation is the same as for any of our systems: diamond grinding, crack repair, moisture testing and thorough vacuuming. A fast-curing coating will not fix poor prep; it simply fails faster. With proper prep, a one-day polyaspartic floor delivers the same long-term performance as multi-day systems.
On a typical day we grind and repair in the morning, apply the base and broadcast by midday, and topcoat in the afternoon. You can walk on the floor that evening and park after about 24 hours.
“In the desert, the topcoat takes the sun, the grit and the hot tires. Polyaspartic is the toughest, clearest topcoat we have found for that job.”
Polyaspartic versus epoxy
Epoxy and polyaspartic are partners more often than competitors. Epoxy has a longer working time and builds thickness, which makes it excellent for base coats, metallic floors and self-leveling systems. Polyaspartic cures faster, stays clear in the sun and resists abrasion, which makes it the best choice for topcoats and one-day systems.
Many of our floors use both: an epoxy or polyurea base for bonding and build, and a polyaspartic topcoat for UV and wear resistance. When a floor sees direct sun, we always finish it with a UV-stable topcoat such as polyaspartic. We will explain which combination fits your space and why.
Where polyaspartic coatings make the most sense
Polyaspartic is most valuable anywhere sunlight, speed or abrasion is a concern, and in Gold Canyon that covers a lot of ground. Garages with west-facing doors are the obvious example. When the door is up on a summer afternoon, sun can reach halfway across the slab, and an epoxy-only floor in that zone will slowly amber. A polyaspartic topcoat keeps the whole floor the same color from the door to the back wall.
Golf cart garages and side bays benefit from its abrasion resistance, since carts track sand and grit in every day. Covered patios, courtyards and entry walks benefit from its UV stability. Businesses that cannot close for long, such as auto shops, clinics, salons and retail stores, benefit from its speed, because a floor can often be coated over a weekend and reopened on Monday.
It is less suited to very uneven slabs that need a thick self-leveling build, and it is not the right choice for a metallic pour, where epoxy's longer working time is essential. In those cases we use epoxy for the build or design layer and finish with polyaspartic on top.
What to ask when comparing polyaspartic quotes
Not all polyaspartic floors are equal, and quotes can be hard to compare. A few questions help sort them out. Ask whether the slab will be diamond ground or only acid etched. Ask what the base coat is, whether the flake broadcast is full or partial, and how many topcoats are included. Ask whether moisture will be tested, how cracks will be repaired and what the warranty covers. A low price often reflects a thin, single-coat system or shortcuts in prep that will show up later as peeling or worn traffic lanes.
Our written estimates answer all of those questions up front, so you can see exactly what you are paying for and compare it fairly.
Caring for a polyaspartic floor
Sweep or dust mop regularly and wash with warm water and a pH-neutral cleaner. Avoid acidic cleaners. Wipe up spills when you see them. Use plywood or pads under jack stands and other sharp loads. If the topcoat dulls in high-traffic lanes after many years, a fresh coat restores it without removing the floor.
Polyaspartic Floor Coatings: your questions
It is better in some ways, such as UV stability and speed, and epoxy is better in others, such as build and working time. Many of our floors use both.
Yes. It is one of the best options for patios and pool decks because it does not yellow in sunlight.
Usually after about 24 hours. Foot traffic is fine the same evening.
Some formulations have an odor while curing. We use low-odor products where possible and ventilate the space.
We can add anti-slip aggregate to the topcoat for areas that get wet.
Yes. We start early in the morning, check slab temperature through the day and adjust the product to the heat so it levels and cures properly. Spring and fall are the easiest seasons, but summer installs are routine for us.
Sometimes. If the existing coating is well bonded, we can abrade it and add a polyaspartic topcoat. If it is peeling or yellowed, it needs to be ground off first so the new system bonds to the concrete.
